Why Build New
Building new offers unique advantages—but also comes with challenges that require expert guidance.
Build exactly what you want—floor plan, finishes, and features tailored to your lifestyle.
New construction meets current energy codes, reducing utility costs from day one.
Builder warranties cover structural, mechanical, and cosmetic issues for years.
Pre-wired for smart home systems, security, and high-speed connectivity.
Weather, supply chain, and labor can extend completion dates.
Upgrades and change orders can quickly exceed budget without careful planning.
Incentives and pricing require expert negotiation to maximize value.
This is where I come in. My job is to maximize the benefits and minimize the risks—so you get the home you want, on time and on budget.
The Process
We analyze available lots for orientation, views, flood zones, and future development impacts. The right lot is the foundation of your dream home.
I help you vet builders, compare quality, timelines, and pricing. My relationships with local builders give you leverage in negotiations.
We strategize which upgrades add value vs. which can wait. I review contracts to protect your interests and negotiate incentives.
I attend key milestone inspections—foundation, framing, pre-drywall—to catch issues before they become expensive problems.
Comprehensive final inspection, punch list negotiation, and smooth closing coordination. Keys in hand, no surprises.
